LIBERTY STATION

From Struggling Old Naval Base to Vibrant Town Square

Once plagued by high vacancy rates and strict historical restrictions, Liberty Station—a 360-acre mixed-use development in central San Diego—was transformed into a vibrant regional destination through a cohesive vision, compelling storytelling, and innovative adaptive reuse. Working on this project was pivotal for me, as I gained foundational lessons in creating thriving destinations through strategy, design, and placemaking.

I provided asset management and business development services during Liberty Station’s most critical years, supporting its transformation into the bustling town square it is today.

LIBERTY PUBLIC MARKET

THE PROJECT THAT CHANGED EVERYTHING

San Diego’s first-ever food hall, a 25K SF marketplace featuring over 30 food purveyors and merchants, was a pivotal project for both Liberty Station and me personally. It marked a turning point for the development and was my lightbulb moment, where I saw how real estate and the arts could be effectively paired to build stronger communities.

I played a key role in conceptualizing the food hall, developing the business plan, and contributing to the strategic deal structuring that ensured its success.

PALACE OF FINE ARTS

ICONIC LANDMARK UNDERGOES MASSIVE REDEVELOPMENT PLAN

As part of a competitive RFP process, I helped lead the vision and planning for the proposed redevelopment of the Palace of Fine Arts, collaborating with our assembled team of top experts in development and adaptive reuse (Clark Construction, NPU, EHDD, PFAL and Gibbs Planning Group).

Balancing historic preservation with a modern, community-focused vision, I played a key role in shaping the proposal's strategy. My leadership involved guiding the planning process, collaborating with stakeholders, and ensuring our approach honored the site’s legacy while introducing innovative opportunities for future public engagement.

THE DISTRICT-SD

OVERVIEW:

Under my real estate operations and development company, CoActivate, I founded The District-SD with a core mission to build community through the arts.

The District-SD led the development of San Diego’s newest arts district, located in Logan Heights. We transformed underutilized spaces along 19th to 32nd Street into vibrant hubs for creatives, makers, and entrepreneurs. Our efforts laid the foundation for Logan Heights to become a cultural destination, fostering innovation and growth.

MAJOR ACCOMPLISHMENTS:

  • Successfully revitalized both the managed spaces and surrounding neighborhood, contributing to a 117% increase in property values under management in less than 3 years.

  • Provided end-to-end support to over 60 local businesses, including 10 first-time entrepreneurs, fostering affordable, growth-oriented environments through business development, mentorship, and financial planning.

  • Established a thriving arts community and positioned Logan Heights as a destination for culture and entrepreneurial innovation.

1835 STUDIOS

THE CREATIVE HUB THAT TOOK THE ART COMMUNITY BY STORM

1835 Studios, a 20K SF mixed-use creative hub, quickly became a leading destination for SD’s arts community. Featuring retail, creative office space, an art gallery, outdoor climbing gym, and a 5K+ SF outdoor concert and event space.

I led the project from concept through redevelopment and initial operations, providing strategic oversight, building the team, and shaping both the space and brand. 1835 Studios exemplifies how a well-executed vision can transform a concept into a vibrant, community-driven destination.

FROM SHIPYARD STORAGE TO TOP CREATIVE GATHERING SPACe

Transforming a run-down 10K SF warehouse into one of San Diego’s most in-demand creative gathering and entertainment venues. With its fresh take on event spaces, it challenged the traditional white-wall, shell-venue format, offering a unique and versatile environment for both indoor and outdoor events.

I led the project from concept through operations, guiding the vision, managing the team, and overseeing the transformation. 3167 Gallery set a new standard for event spaces, becoming a top destination for creativity and connection.

COMMERCIAL ST STUDIOS

NAVY CONTRACTOR BLDG TRANSFORMED INTO LARGE CREATIVE CANVAS

An old Navy contractor building was reimagined into one of San Diego’s largest production spaces, with 7,500 SF of flexible production space and 5K SF of creative studios for retail and office use, serving as a blank canvas for artists and entrepreneurs.

I led this project from concept to operations, providing strategic oversight, managing the team, and developing the space and brand. It became a versatile hub for creativity, empowering bold visions to come to life.
